Check-in & Check-out

• Check-in is available from 15:00 onwards unless otherwise agreed.
• Guests must check out by 12:00 PM on the day of departure. Late check-out may be possible upon request, subject to availability.

House Rules & Responsibilities

• Guests must follow all house rules provided upon arrival.
• Any modifications to the property or its interior are strictly prohibited.
• Damages or missing items must be reported immediately and replaced at the guest’s expense. The staff must be informed of any damages no later than check-out.
• Loss of issued keys will result in additional charges for lock replacement, which must be paid immediately in cash.

Security & Liability

• Guests are responsible for securing the property each time they leave, including locking doors, fences, and gates.
• The landlord is not liable for any failures in electricity, water supply, or electrical appliances but will make every effort to resolve such issues promptly.
• The landlord is not responsible for theft, burglary, or loss of personal property inside or around the villa. Guests are encouraged to take necessary precautions.

Use of Facilities & Restrictions

• Smoking is strictly prohibited inside all covered living areas.
• Open flames are not allowed inside the house or on terraces to prevent fire hazards and damage to tiles.
• The use of BBQ is only permitted under staff supervision.
• Guests must respect the peace and privacy of local residents by avoiding loud music, shouting, slamming doors, or excessive TV volume.
• Pets are not allowed on the property.
• The landlord is not responsible for any injuries or accidents occurring in or around the villa, including the pool area.

Respect for Staff & Villa Property

• All villa staff must be treated with respect at all times.
• At the end of the rental period, guests must return the keys to the staff, after which the villa will be inspected.

Payments & Cancellations

• Any checkout bills must be paid in full and in cash (Indonesian Rupiah) upon departure.
• Cancellations are non-refundable and will be charged 100% of the rental amount after booking. Guests are responsible for securing their own cancellation or travel insurance to cover unforeseen circumstances.
• If booked via Airbnb, cancellation policies may differ. Guests should check the relevant Airbnb policy for details.

Legal Agreement

• This agreement is governed exclusively by Indonesian law.
• By accepting these Terms & Conditions, guests unconditionally agree to comply with all policies outlined.
